How to know if your roof needs replacement

After a long talk with our roofing professionals, we came up with a list of everything you need to consider:


1- Fall for Fix-ups: Fall is the Goldilocks zone for roof maintenance. It's not too hot, not too cold, but just right. With winter around the corner, you'll want to ensure your roof is in tip-top shape to handle the snow and ice.


2-Spring into Action: Once winter says its chilly goodbyes, spring presents another prime time for check-ups. After all, April showers bring May flowers, but they shouldn't bring roof leaks. Inspect for any winter damage and prep for those summer sun rays.


3- Age Ain't Just a Number: If your roof's hitting its 20s, it's time for a checkup. Most asphalt shingle roofs have a life of 20-25 years. It might be getting on in years and may need a revamp.


4-Curling or Missing Shingles: If your shingles are playing the curly dance or have gone AWOL, this might be a hint from the universe (or just regular wear and tear) that change is in the air.

If you are planning to have a roof replacement you need to consider two main things:


1-Time it Right: Early summer or late spring is the sweet spot. It's warm enough for roofing materials to settle but not scorching to the point where workers are racing against the sun.


2-Budgeting Bonanza: Roofs are investments. Think of it as buying a top hat for your home. Save up, plan, and maybe even catch those seasonal discounts or deals.

Setting a more realistic goal, they recommend the first inspection to be around the 5 to 10-year mark, giving it the chance to strut its stuff. The second roof inspection should be after 20-25 years of relentless exposure to Mother Nature's fury. We're talking about a thorough roof service, complete with inspections, repairs, and sometimes an entire roof replacement.


When asked, Michael and Son Roofing professionals state that the first maintenance checkup should be at the 3-5-year mark, it's a quick checkup to ensure everything is in tip-top shape. Then, at around 10-15 years, it's time for a more in-depth maintenance session, to keep your roof's swagger intact and furry friends away. Finally, the last check-up is what determines if you need a new roof over your head. At the 25-30-year milestone, this is where your roof gets all the love it deserves, a bit like renewing your vows.
